APPROVALS AT VARIOUS STAGES OF PROJECT DEVELOPMENT

In India, while undertaking construction projects of Residential Projects, timely approvals at various stages are very critical & important tasks that decides how long will it take for its completion. On an average there are 37 Approval procedures involved before obtaining permission for undertaking construction. It clearly signifies that the procedure for obtaining clearances is time consuming and projects often get stalled due to delay in obtaining clearances from various agencies. Similarly, the approval process for housing projects is complex and a developer needs to get about 51 approvals from the respective state authorities and other agencies. There are few approvals like approval for Land use (use conversion in Master Plan), and Environmental clearance that consume most of the time and Dealing with construction permits consequently delay the projects. The duration for taking these specific approvals is about six months to one year and sometimes it stretches to two years especially for approvals related to land. Purpose : Verification is done to check whether or not planning & designing of Project is as per Development Control Reglations.

Implications : Approval received confirms tha plan is as per DCR, Project gets approvals for BUA, Open Space & Amenities Space, Road Layout

Approved By : Executive Engineer – Construction Department, Jila Parishad

Purpose : Verification is done to ensure that Land is accessible by any public road

Implications : Approval received means land has accessible to Public Road

Approved By : Taluka Inspector of Land Record

Purpose : Verification is done by Site Inspection to ensure that land dimensions are as per government records

Implications : Approved ensures that Land owned by owner is as per Record and Planning is done accordingly

Purpose : Verification is done to ensure tha Land is not Forest Land and it does not comes under Forest Jurisdiction.

Purpose : Verification is done to ensure that any notified natural stream or river is passing through the land or not so that it dosent coincide with Future Govt. Irrigation prospects

Implications : Approval Received means Land or Project will not be hampered by floods due to increase in water level of river or stream, also land is not reserved for future Irrigation Project
